Timnath is about 39.5 miles north of Brighton. That is outside our day-to-day radius, so we schedule work here in blocks rather than one visit at a time, and we are straight with you about the calendar before anything is booked. Larger projects travel better than small ones.
Timnath is home to about 6,487 people, and Timnath sits in Larimer County. Timnath sits just east of Fort Collins along I-25, at about 4,870 feet.
Below is what Timnath's own offices and water provider publish about permits, watering and backflow testing for the kind of work we do, checked October 13, 2026, with a link to each source.
Town of Timnath Building Services (Community Development Department). Building Services processes all building permit applications; plan revisions are sent to SAFEbuilt Colorado Plan Review.

Street cuts, street occupancy and curb cuts in the public right-of-way need a Town Right-of-Way Permit approved by the Town Engineer ($50 application for concrete-only work; $100 per curb cut), with 5 working days' notice before starting. The Driveway Approach Policy requires a ROW permit and a Town-licensed contractor to remove curb and gutter for a driveway approach, and prohibits removing mountable curb where the sidewalk is attached.

Watering rules change with drought stages and seasons. These are the rules the water provider published as of October 13, 2026; check the linked page before you seed, sod or change a sprinkler schedule.
Varies by subdivision: Fort Collins-Loveland Water District (FCLWD), East Larimer County Water District (ELCO) or North Weld County Water District. Per the Town's district list, FCLWD serves Old Town, Harmony, Timnath Ranch, Timnath South, Timnath Landing, Summerfields Estates, Rendezvous and Fairview Village; ELCO serves Fisher Farm and Serratoga Falls; North Weld County Water District serves Wildwing.

Rules depend on the water district. ELCO's 2026 voluntary restrictions ask customers to water lawns no more than 2 days per week (after the last frost, typically mid-May) and to avoid watering between 10 a.m. and 6 p.m.; FCLWD says conservation is encouraged but remains voluntary and sets no watering days or hours.

FCLWD requires backflow assemblies to be tested annually by a certified tester with reports sent to the District, and recommends single-family irrigation systems be tested every three years. ELCO requires annual testing for non-single-family services, including irrigation, with results reported through the BSI online portal; single-family homes are generally outside its program.

Concrete driveways, walkways, patios and repairs (concrete), new lawns and lawn repairs (sod installation), sprinkler repair and winterization (sprinkler repair), plus xeriscape and retaining walls, kitchen, bath and basement remodeling, flooring and interior painting. A job that spans more than one of those is still one crew and one point of contact.

At about 4,870 feet, the Front Range gives a reasonably long season for concrete and landscape work, though the shoulder months swing hard. Interior work - remodeling, flooring, painting - runs year round, and winter is usually the easiest time to get it scheduled.
We work throughout these neighbouring communities as well: Windsor (4.8 mi), Fort Collins (5.4 mi), Severance (5.8 mi). The full list is on our service area page.
